The most common request that we get from clients at Pattaya City Realty is for an apartment right in the heart of the city with good sea views. Unfortunately, with very few land plots remaining in the city centre after nearly 50 years of development, units that fulfill both requirements are now a real rarity.
The Base Central Pattaya, however, is a rare project that offers such buyers exactly what they are looking for.
In terms of location, The Base occupies a position that is hard to beat. Located on Second Road right in the very centre of the city, the majority of Pattaya’s major attractions are all within easy walking distance. All three of the city’s main shopping malls – Central Festival, Royal Garden Plaza and The Avenue – are less than ten minutes’ walk from here. Pattaya Beach is less than five minutes’ walk away, while Walking Street is just 15-20 minutes’ stroll from here. Anyone living at The Base will very rarely need to take transport to get to their favourite locations.
Coming from one of Thailand’s largest PLCs, The Base was the fastest-selling project in Pattaya’s history when it was launched in Spring 2013. In fact, all 1,100 units at the project were originally sold in a little over ten days. The Base was completed in April 2016 and, at this time, a quantity of buyers found that they were unable to make the handover payment. As a result, a significant number of apartments were handed back to the developer and are now available to purchase by new buyers.
As for the project itself, The Base consists of two L-shaped towers of 27 and 31 storeys set on a large plot of 6-rai. There is a large swimming pool at ground level between the towers, with infinity pools at the top of both towers, from which the sea views are simply stunning. As can be expected from a development of this calibre, owners and visitors can enjoy a wide array of other top-class facilities including a fully-equipped fitness centre, gardens, a children’s playground and even a basketball court.
The majority of the apartments available at The Base are one-bedroom apartments of 29-30m2, although there are some larger-sized units also available at 35m2. There is also a smaller selection of two-bedroom apartments available which range in size from 51-71m2, including some apartments right at the front of both buildings which offer full 180 degree panoramic views.
For anyone looking to buy as a high yielding investment, The Base is a project that is hard to beat. Due to the project’s superb location, our short-term rental division has more demand for units in The Base than they are able to fulfill, with occupancy rates of over 90%, even during low season. As a result, buy-to-rent investors here can easily enjoy yields of 10% or more.
